George Canning, a real estate appraiser in London, Canada, received a call from Baker and Jensen Law Associates in June 2002. Their client was seeking compensation after discovering urea formaldehyde foam insulation (UFFI) in a recently purchased home. Baker and Jensen needed an assessment of the impact of UFFI on property value to support their client in pending litigation.

Students must identify whether UFFI has a material impact on the value of a home, what that value is, and subsequently, what compensation is justifiable. Students have been supplied with the data set for the model building.
