The following summary of Building Information Modelling (BIM) has been drawn from a paper prepared by Christopher Cullen, a consultant of Beale and Company Solicitors LLP, and the author is grateful to Mr Cullen for his permission to reproduce this part of his paper.

A building information model is, in essence, an information resource in relation to a particular facility to be designed and constructed, but it is also a digital simulation of the facility that provides the ability to ‘rehearse’ the construction and updates itself automatically as more information is added. Thus the model will adjust automatically to design changes.
