Could Mr Griffiths give an indication of rates of return achieved in the redevelopment of ports for housing/marina purposes. Assuming that these rates are higher than those achieved in some port operations, does he believe that the newly privatized shareholder-driven trust ports (to be) will themselves move away from port operations towards such types of redevelopment ?

What parameters do Associated British Ports adopt, in the opinion of Mr Griffiths, with respect to surplus port land, in deciding whether to reserve it for strategic port purposes or to develop it immediately for commercial non-port related purposes?
