This case comparatively analyzes tunnel farming and olive farming as alternative investment opportunities within Pakistan’s agricultural sector. In contrast, olive farming is positioned as a strategic long-term investment opportunity, emphasizing sustainable wealth creation and stability, reinforced by supportive governmental policies and subsidies.Through comprehensive financial analysis, the case highlights that investors with limited capital, such as Rs. 2,000,000, may find tunnel farming more feasible for immediate cash flow generation. However, those considering olive farming must be prepared for a longer growth period of approximately five years before realizing significant returns. The study effectively integrates essential financial concepts such as the time value of money, risk management strategies, asset allocation, capital budgeting techniques and strategic decision-making, offering students practical application experience. Furthermore, it provides valuable insights into investment dynamics within emerging economies, particularly emphasizing the agricultural sector’s potential and challenges in Pakistan.
