Purpose

This study investigates the adoption and effectiveness of quality control systems (QCS) in real estate valuation practice in Lagos, Nigeria, in response to the growing demand for global best practices in service-oriented professions.

Design/methodology/approach

Of the 323 estate surveying and valuation firms listed in the Nigerian Institution of Estate Surveyors and Valuers Directory (2023), 185 consented to participate, yielding 145 valid responses (79.23% response rate). The weighted mean score (WMS) was used for descriptive analysis, while principal component factor (PCF) analysis identified underlying factors with similar behavioural characteristics. The effects of these factors on quality control systems in valuation practice were subsequently examined using multivariate ordinary least squares (OLS) regression.

Findings

The results show a high level of QCS adoption, with over half of firms operating dedicated quality control units. Standardised checklists, aligned with local and international standards, were most widely used and effective in compliance checks, template use, documentation assessment, grammar and spelling review and data verification. Five factors influenced QCS adoption—stakeholder and management, institutional and regulatory, awareness and communication, financial and economic policy and work responsibility—with stakeholder and management factors being the most significant. A gap remains between firm practices and institutional frameworks.

Practical implications

The findings provide evidence-based insights for valuation firms, professional bodies, and regulators seeking to strengthen quality assurance practices, improve compliance mechanisms and enhance the reliability of valuation outputs.

Originality/value

This study contributes to the valuation literature by identifying the key organisational, financial and institutional factors shaping quality assurance practices in developing economies.
