Update on NHS trust benchmarking

The continued use of the BMI Standard Form of Property Occupancy Analysis has enabled the Pembrokeshire and Derwen NHS Trust to control and plan its estate management budgets. The BMI Special Report 284: Health Care Building Occupancy Cost Benchmarking shows the performance and costs of the estate over the past eight years.
Alan Cowan, BMI Technical Consultant, commented that:
an analysis of eight years of consistently collected data on the running costs of the health estate provides a unique source of benchmarking data for anyone involved in looking after health care buildings.
The estate comprises three hospitals, one day hospital, seven health centres and three ambulance stations. The analysis shows expenditure year by year on improvements and adaptations, decoration, fabric maintenance, services maintenance, cleaning, utilities, administration costs and overheads.
The average annual occupancy costs of each building type, at 1st quarter 1999 prices, are as follows:
hospitals – £7,897/100m2;
ambulance stations – £3,689/100m2;
health centres – £5,747/100m2;
day hospital/conference centre – £5,415/100m2.
Figure 5 shows the build-up of the costs.
