Today is my twentieth anniversary. Twenty years ago, I was appointed as the assistant editor of the (then) Journal of Valuation. Since then the journal has gone through numerous changes (not least with the changes of name)but has, I hope, fulfilled its mission to provide an international forum for debate and discussion in the field of real estate.

One of the big changes in that time has been the expansion of the international community. In this issue we have three papers from overseas contributors.

Another ongoing change is that the brief of the journal has become more focused. At the last editorial board meeting of all the Emerald property journals, it was decided that the Journal of Property Investment & Finance should concentrate on papers with a commercial theme; all papers relating to housing and residential property will be redirected to our sister journal, Journal of Property Management. Obviously, there will be a transition period due to the time lag in considering papers for publication, but apart form those residential papers already in the system, all future issues of the Journal of Property Investment & Finance will have a commercial bias.
